How long does it take to sell a house?

Finding a buyer, signing the deed and leaving your house follow different timelines. Here is how to prepare your move without promising a fixed duration.

You can prepare the timeline for your sale, but you cannot guarantee its duration. Distinguish preparation, finding a buyer, contractual commitments and signing the deed. An accepted offer does not mean that the funds are available or that you must move out immediately. Without a verified local average applicable to your house, a single duration would give a false sense of precision.

Which dates should you distinguish?

Our method is to record the stages in a timeline shared with the people involved:

  • the launch, when the presentation and necessary information are ready;
  • the agreement, with the terms of the offer and the conditions provided for;
  • the deed, to be coordinated with the notary and bank depending on the file;
  • moving out and handing over the keys, according to the agreed arrangements.

For each stage, distinguish a preferred date from a confirmed date. Specify who needs to respond and what is still awaited. Some steps can begin before viewings.

What should you prepare before advertising?

In French-speaking Wallonia, the owner must have the EPB certificate (the building's energy performance certificate) before putting the property up for sale, and advertising must include the required indicators. Exceptions exist subject to conditions, including for a building purchased with a view to demolition. The official SPW guidance describes these requirements. Check the existing certificate before arranging a new assessment.

The agency organises the presentation, photography and viewings with you. Questions about an annexe, works or occupation are referred to the relevant professionals. If a technical investigation is necessary, request a quotation specifying its scope: the cost depends on the house and the issue to be examined.

Our page on preparing and supporting your sale presents this method. The valuation report provides a basis for discussing the property's positioning before launch.

Can you set the date when a buyer will come forward?

No. You can choose when to launch, but you cannot dictate a prospective buyer's decision. For a character home in the Province of Liège, our proposal is to prepare explanations about the spaces, known works and possible uses, then monitor enquiries and visitors' questions.

A recurring hesitation calls for a precise answer. Completing the file, reviewing the presentation and discussing the price are different decisions. No number of days or viewings, on its own, justifies an automatic price reduction.

What changes when an offer is accepted?

An accepted offer may bind the parties before the sales agreement (compromis) and the deed. A financing condition is not automatic: it must be included and correctly drafted. Fednot recommends consulting your notary before signing.

For your timeline, have the deadlines for each condition clarified, together with how compliance will be confirmed. Do not treat a loan application as secured financing. If another purchase depends on the sale proceeds, have the notary and bank coordinate payments before making practical commitments.

Is four months the total duration of a sale?

No. FPS Finance explains the four-month deadline for registering a private agreement. It also explains the situation where a deed of sale follows within that period. This tax deadline is neither the total marketing period nor a minimum wait before the deed. Ask the notary to confirm the starting point and deadlines applicable to your contract, particularly where conditions precedent apply.

Preparing the deed involves searches and may require coordination with a bank. Fednot describes these steps, without allowing you to infer the date of your own signing.

What are the answers to frequently asked questions?

Can I book my move as soon as an offer arrives?

First have the conditions, deed and moving-out arrangements confirmed. Keep a fallback option while an important dependency remains unresolved.

Will a prepared house sell by a guaranteed date?

No. Preparation clarifies what you are presenting and the questions to address. It does not determine a buyer's decision.

How can I build a timeline suited to my house?

Start with your preferred date, then identify with the agency and notary which stages are confirmed and which remain uncertain. You can request your valuation report to prepare for that conversation.
