Chaudfontaine, Province of Liège

Property in Chaudfontaine

Chaudfontaine brings together under one name two very different areas: the spa valley floor along the Vesdre, and the residential plateaux of Embourg and Beaufays. For an owner who is selling, this difference is no geographical detail. It is what separates two markets, two price levels and two types of buyer.

Why Chaudfontaine appeals

People come to Chaudfontaine for a combination that is rare on the outskirts of Liège: wooded heights, the banks of the Vesdre, the spa and the casino, and central Liège just a few minutes away. Each village keeps its own character. Embourg and Beaufays offer villas on fine plots, while Vaux-sous-Chèvremont and the spa centre have more mixed and denser housing. It is a municipality where people settle for the long term, which explains the scarcity of supply: owners stay.

The property market in Chaudfontaine

The market

In 2025, 245 houses were sold in Chaudfontaine, at a median of €332,500. The figure that best describes the segment we are concerned with is that of detached (4-façade) houses: a median of €423,000 across 147 sales, against €318,000 for the Province of Liège as a whole. Flats, found mainly on the valley floor, changed hands at around €263,000 across 74 sales (Statbel, year 2025, consulted on 09/08/2026). This figure places the municipality unambiguously: of the 65 municipalities in the province for which Statbel publishes a 2025 median on this segment, Chaudfontaine ranks first. It is the most expensive residential market in the Province of Liège, ahead of Neupré and Nandrin, where we also work. One point matters, however: Statbel does not publish a median by district, and this municipal figure mixes the Embourg plateau and the banks of the Vesdre, two distinct price realities.

Types of property in demand

Demand centres first on villas and family houses with gardens, on the heights of Embourg and Beaufays. Properties offering volume, an open view over the hillsides and a garden that can genuinely be used are the first to sell. Building plots are rare and are negotiated accordingly. On the valley floor, the recent flat finds a different audience: young households and owners who want less upkeep without leaving the municipality.

Buyer profile

Buyers in Chaudfontaine are mostly established families, executives and professionals from the Liège conurbation who want more space and greenery without longer journeys. A second group, often attached to the municipality for many years, is looking for a single-storey house or a comfortable flat so as to stay. In both cases, these are buyers who take their time, compare, and pay attention to orientation, build quality and the quiet of the street.

What drives value

Location by village weighs more heavily here than anywhere else in eastern Liège: for the same floor area, the plateau and the valley floor are not valued in the same way. Position relative to the Vesdre is decisive, and the flood hazard mapped by the Walloon Region influences both the value and the negotiation of a property in a low-lying area. Then come orientation, the view over the hillsides, the quality of the garden and ease of access to Liège. Energy performance and the condition of the building settle the matter between two comparable properties.

Selling in Chaudfontaine: what you need to know

EPB and works

The EPB certificate must exist before the property is put on the market and its indicators must appear in the listing. It is valid for ten years and can only be issued by an accredited assessor (SPW Énergie). In addition come the electrical inspection, the planning information to be requested from the municipality and the extract from the soil condition database. In Chaudfontaine, information about the flood hazard in the low-lying parts of the valley must be given plainly: it always comes out in the end, and it is better that it comes from you. A point often misunderstood: no energy renovation obligation applies to the seller of an existing home. The label timetable announced by the Walloon Region targets the buyer, with the first deadlines announced for 2028. What is already real, on the other hand, is that buyers cost the works and deduct them from their offer.

Verified local data

Chaudfontaine is a municipality in the Province of Liège, in the arrondissement of Liège, immediately east of the city. It had 20,475 inhabitants on 01/06/2026 (National Register, FPS Home Affairs). Created by the 1977 merger, it groups the former municipalities of Chaudfontaine, Embourg, Beaufays and Vaux-sous-Chèvremont. It is known for its mineral water, its spa and its casino, located in the Vesdre valley. This valley floor was hit hard by the floods of July 2021, unlike the plateaux of Embourg and Beaufays.

The YOUHOME approach in Chaudfontaine

Valuing a property in Chaudfontaine on a municipal median makes no sense: it adds the plateau and the valley together. We work from real comparables, chosen by village, by property type and by condition, then come on site to measure what no figure tells you: orientation, view, volumes, the quiet of the street. The resulting price is one that can be defended in front of a buyer, not a price put forward to win a mandate. Your property is then not simply put online and left waiting: it is prepared, presented, then offered to the buyers whose plans match it.

Le Cercle in Chaudfontaine

Le Cercle YOUHOME brings together buyers we qualify one by one, project by project, and eastern Liège is among the areas where it is most active. When a property in Chaudfontaine matches one of them, it is presented to that buyer as a preview, before the property portals. For an owner, this means gauging the market's real interest without exposing the house, and without the neighbourhood finding out first. It is our way of bringing about the right match rather than waiting for the right viewing.

Frequently asked questions about property in Chaudfontaine

  • In 2025, the municipal median stands at €332,500 for 245 houses sold, and at €423,000 for detached (4-façade) houses alone, across 147 sales (Statbel, year 2025). As a benchmark, the median for detached houses in the Province of Liège is €318,000. Note, however, that this municipal figure mixes the Embourg plateau and the valley floor, which are not valued at the same level.

  • The Embourg and Beaufays plateaux concentrate the villas, the quiet and the wooded setting, and sit at the top of the local market. Central Chaudfontaine and Vaux-sous-Chèvremont, on the valley floor, offer more mixed and often more affordable housing. The right area depends on your plans and your budget, not on a ranking.

  • They struck the valley floor along the Vesdre, not the heights. For a property in a low-lying area, the flood hazard mapped by the Walloon Region influences value and negotiation, and must be disclosed clearly. A serious valuation always starts from the property's precise location, plot by plot.

  • No renovation obligation applies to the seller of an existing home in Wallonia: what is mandatory is the EPB certificate, valid for ten years, and the display of its indicators in the listing. In practice, buyers cost the works and take them off their offer. Depending on the property, it is sometimes more profitable to sell as is with a complete technical file than to start works before the sale.

  • The EPB certificate, the electrical inspection, the planning information issued by the municipality and the extract from the soil condition database. Depending on the property, these are joined by the post-intervention file and, for oil-fired heating, the oil tank inspection. We gather them with you before the property goes on the market, not during.
