Property in Clavier

Clavier spreads its limestone villages across the plateau of the Liège Condroz, between Liège and Marche. Courtyard farms, unspoilt hamlets, rolling countryside: this is the Condroz countryside in its most complete form, with Ocquier among the Most Beautiful Villages of Wallonia.

Why Clavier appeals

Choosing Clavier means choosing a rural setting that has not been spoilt. The villages have kept their stone and their scale, the farmland is open, and there is space and land of a kind no longer found near the cities. Ocquier, recognised as one of the Most Beautiful Villages of Wallonia, is the most visible example. The N63 links the municipality to Liège on one side and Marche-en-Famenne on the other, and Huy remains within reach for services and schools. It is a lifestyle choice, not a choice of convenience.

The property market in Clavier

The market

In 2025, 36 houses were sold in Clavier, at a median of €285,000, against €235,000 for all houses in the Province of Liège (Statbel, year 2025, consulted on 09/08/2026). Statbel does not publish a median for detached (4-façade) houses alone in the municipality: with 16 sales in this segment, the sample is too small. This scarcity is in fact the key information about the Clavier market. To place the plateau, one need only look at its neighbour: Nandrin ranks third in the province for detached houses in 2025, behind Chaudfontaine and Neupré. The Liège Condroz is not the cheap market people associate with the countryside. With around thirty transactions a year, however, Clavier's median fluctuates considerably, €292,500 in 2024 and €216,000 in 2023, which reflects the nature of the properties sold more than any market movement. Here, the price is built property by property.

Types of property in demand

Supply is dominated by detached houses and the courtyard farms typical of the Condroz, built in limestone and often set on a fine plot. Character properties in need of renovation and already restored ones both find buyers, with a clear premium for preserved authenticity. Large properties with outbuildings and building plots are rare and therefore highly sought after. Terraced houses and flats remain marginal in this rural context.

Buyer profile

Clavier attracts families looking for space and nature, often people from Liège or Huy leaving the city, as well as stone lovers won over by the Condroz farmhouses. Remote working has strengthened this demand for houses with land and a proper study. There are also more settled buyers, nearing the end of their careers, who seek peace and quiet and accept being further from the shops. All of them favour character, volume and surroundings over immediate proximity to services.

What drives value

The condition of the property makes the first difference: a tastefully restored farmhouse is not negotiated like a property that needs complete renovation. The size and actual use of the land, the orientation and the open view over the countryside come next, as does the authenticity of the materials: local stone, volumes and outbuildings. In older buildings, the condition of the roofs, window frames and heating directly determines the room for negotiation. Finally, proximity to the N63, to schools and to the services of Huy or Nandrin remains appreciated, even in a deliberately rural setting.

Selling in Clavier: what you need to know

EPB and works

The EPB certificate must be drawn up by an accredited assessor before the property is put on sale, its indicators appear in the listing and it is valid for ten years (SPW Énergie). In addition come the electrical inspection, the planning information issued by the municipality of Clavier and the extract from the soil condition database. For the many rural houses heated by oil, the oil tank inspection must be planned, along with the post-intervention file for works carried out. On energy, a clarification that avoids a good deal of needless worry: the certificate is mandatory, renovation is not. No works obligation applies to the seller of an existing home in Wallonia, and the label timetable announced by the Walloon Region targets the buyer from 2028.

The YOUHOME approach in Clavier

With around thirty sales a year in the municipality, valuing a property in Clavier means looking for comparables beyond the municipal boundaries, in equivalent Condroz villages, and being able to justify each comparison. We show you the sales we retain and those we set aside, and why. We then come on site, because on a courtyard farm the condition of the masonry, the roof timbers and the real use of the outbuildings count for more than a floor area. The resulting price is reasoned, and we defend it in front of buyers rather than adjusting it after a few months.

Le Cercle in Clavier

Le Cercle YOUHOME brings together buyers qualified one by one, several of whom actively follow the Liège Condroz and are waiting for a property in Clavier or the neighbouring villages. Your property can be presented to them as a preview, before the property portals, with no sign board and no publication. This approach targets the right people rather than the widest exposure, and protects the confidentiality of owners who wish it. In a market this narrow, it is often the shortest route to the right offer.

Frequently asked questions about property in Clavier

  • In 2025, the municipal median stands at €285,000 for 36 houses sold, against €235,000 for all houses in the Province of Liège (Statbel, year 2025). Statbel does not publish a median for detached (4-façade) houses alone in Clavier, for lack of sufficient sales. With around thirty transactions a year, this figure moves sharply from one year to the next: it should be read as an order of magnitude.

  • That depends first on the starting price and the quality of the presentation. An authentic, well-prepared and correctly valued property quickly attracts the right buyers, because they are few in number but already searching. An overvalued property, on the other hand, lingers on the market, and in a market this narrow, that gets noticed.

  • The EPB certificate, valid for ten years and mandatory from the first advertisement, the electrical inspection, the municipality's planning information and the extract from the soil condition database. For a rural house heated by oil, add the oil tank inspection, and the post-intervention file if works have been carried out. We put this file together before the property goes on the market.

  • By looking at what gives it its real value: the condition of the masonry and the roof timbers, the quality of any renovation already carried out, the possible use of the outbuildings and the usable area of the land. The price per square metre makes no sense here. We start from comparable sales in the Condroz and come to see the property before putting forward a figure.
