Property in Neupré

Neupré is a municipality of four villages set on the Condroz plateau, south-west of Liège. Woodland, open countryside, large plots and direct motorway access: today it is one of the most expensive residential addresses on the outskirts of Liège, and one of the least known to the general public.

Why Neupré appeals

Neupré brings together four villages that have kept their identity, Neuville-en-Condroz, Plainevaux, Rotheux-Rimière and Éhein, whose initials gave the municipality its name in 1977. Here you find what the inner ring around Liège no longer offers: generous plots, countryside as far as the eye can see and woodland, without giving up proximity to the city thanks to the E42. The built fabric is mainly detached housing, well spaced, with few terraced buildings. It is a municipality people come to for space, and where they also find a market noticeably more upmarket than its reputation suggests.

The property market in Neupré

The market

Neupré is one of the most expensive markets in the Province of Liège, and this is no mere impression. In 2025, 118 houses were sold there, at a median of €379,000, and the median for detached houses reaches €420,000 across 84 sales, against €318,000 for the province as a whole (Statbel, year 2025, consulted on 09/08/2026). Of the 65 municipalities in the province for which a 2025 median is published in this segment, Neupré ranks second, behind Chaudfontaine and ahead of Nandrin. These three municipalities form a continuous axis, from the Embourg plateau to the Condroz, and this is precisely the area where we work. The number of sales, clearly up on the 93 of 2024, makes these medians more robust than in the neighbouring rural municipalities. They remain municipal medians: between Rotheux-Rimière and Éhein, levels are not the same.

Types of property in demand

Demand focuses above all on detached houses with land, with at least three bedrooms, a garage and a genuinely usable garden. Contemporary villas and tastefully renovated properties make up the top of the local market. Village houses in local stone, fewer in number, appeal to buyers who value character. A few building plots still come up in some of the villages, which has become rare at this distance from Liège.

Buyer profile

Neupré attracts families with children coming from Liège or its inner ring, looking for space for a budget they consider better spent here. They are joined by couples on their second move, often managers or self-employed professionals, and owners from the municipality who change house without changing village. The price level naturally filters candidates: these are prepared, financed buyers who know the values in the area and negotiate on arguments, not on gut feeling.

What drives value

The village and the location within it come first, along with a quiet street and no overlooking neighbours. The size of the plot and its orientation follow immediately after, more than a few extra square metres of living area. An open view over the Condroz countryside clearly commands a premium. Finally, the condition of the major items, roof, window frames and heating, and the energy class set the negotiating margin, including for upmarket properties.

Selling in Neupré: what you need to know

EPB and works

The EPB certificate must be drawn up by an approved assessor before the property goes on sale, its indicators must appear in the listing and it is valid for ten years (SPW Énergie). Added to this are the electrical inspection, the planning information issued by the municipality and the extract from the soil condition database. For old village houses and oil-heated properties, the tank inspection is also required. A clarification that comes up in almost all our meetings: the EPB certificate is mandatory, energy renovation is not. No works obligation falls on the seller of an existing home in Wallonia, and the label timetable announced by the Walloon Region targets the buyer from 2028.

The YOUHOME approach in Neupré

In Neupré, the risk is not undervaluing; it is believing your property belongs at the top of the market without having its features. We therefore start from genuinely comparable sales, in the right village and for the right type of property, and we show you both the ones we retain and the ones we set aside. We then come on site to weigh up the plot, the orientation, the view and the actual condition. The resulting price holds up in front of a financed buyer who has already viewed elsewhere in the municipality, and it is the one we defend through to signature.

Le Cercle in Neupré

Le Cercle YOUHOME brings together buyers qualified one by one, whose budget, area and timeline we know. Neupré often features in their criteria, precisely because the supply of fine houses with land remains limited there. Your property can be presented to them as a preview, before the property portals, with no sign and no listing. It is the fastest way to find out whether your price holds, and the most discreet for an owner who has not yet announced their plans.

Frequently asked questions about property in Neupré

  • In 2025, the municipal median stands at €379,000 for 118 houses sold, and €420,000 for detached houses alone across 84 sales (Statbel, year 2025). That is about a third above the provincial level, which reaches €318,000 in the same segment. Neupré is therefore among the most expensive municipalities on the outskirts of Liège.

  • The municipality brings together four former villages: Neuville-en-Condroz, Éhein, Plainevaux and Rotheux-Rimière. Their initials gave Neupré its name when the municipalities merged in 1977. Each has its own buildings and price level, which makes a municipal average of little use for valuing a specific property.

  • Because the municipality combines three things that are rare at this distance from Liège: large plots, a preserved setting of countryside and woodland, and direct motorway access via the E42. The supply of fine houses with land remains limited, which supports values over the long term.

  • The EPB certificate, valid for ten years and mandatory from the first advertisement, the electrical inspection, the municipality's planning information and the extract from the soil condition database. For an oil-heated property, add the tank inspection, and the post-intervention file if works have been carried out. We put this file together before the property goes on the market.
