Sprimont, Province of Liège

Property in Sprimont

Sprimont is a municipality of villages, between the Condroz plateau and the gateway to the Ardennes, some twenty kilometres from Liège. It is known for its petit granit quarries, the Belgian bluestone that built part of the region. For a seller, it is above all a deeper and more varied market than those of the neighbouring municipalities.

Why Sprimont appeals

Sprimont has two complementary faces. On one side, a lively municipality with shops, schools, services and sports facilities; on the other, a territory of villages and countryside, among woods, quarries and valleys. The N30 puts Liège some twenty minutes away, making it possible to work in the city without living there. Each village keeps its character, from Louveigné to Dolembreux by way of Gomzé-Andoumont and Rouvreux. It is this choice, rare for a municipality of this size, that explains the diversity of its property market.

The property market in Sprimont

The market

In 2025, 142 houses were sold in Sprimont, at a median of €275,000. In the detached house segment, the median reaches €317,500 across 79 sales, almost exactly the provincial level of €318,000. Flats, few in number, changed hands at around €227,500 across 21 sales (Statbel, year 2025, consulted on 09/08/2026). Sprimont therefore borders directly on the most expensive axis in the province: Chaudfontaine, its neighbour to the north, ranks first in this segment, ahead of Neupré and Nandrin. The volume of sales also places Sprimont among the most active markets in the area, well ahead of the neighbouring rural municipalities. This figure nonetheless remains a municipal median, adding together villages whose price levels differ noticeably.

Types of property in demand

Demand focuses mainly on semi-detached and detached family houses with gardens, with at least three bedrooms, a garage and usable outdoor space. Contemporary villas and character homes in local stone make up the top of the local market. Flats in the centre of Sprimont meet a specific demand, from households who want to stay in the municipality without maintaining a garden. Building plots still exist in some villages, which is no longer the case everywhere in the region.

Buyer profile

Sprimont attracts families with children, first-time buyers and couples leaving Liège to gain space, with budgets ranging from mid-range to comfortable depending on the village and type of property. They are joined by buyers drawn to nature and outdoor activities, and by people working for local businesses. The diversity of supply therefore attracts a diversity of buyers, which changes how a property should be presented: the same argument does not speak to everyone.

What drives value

The village and the location within it come first: proximity to the centre, schools or main roads, and a quiet street. Next come the size and usability of the plot, along with the garden's orientation. The condition of the major items, roof, window frames and heating, sets the level of negotiation, while a recent kitchen and refurbished bathrooms shift the positioning. A view over the countryside or the forest remains a clear asset, even for otherwise ordinary properties.

Selling in Sprimont: what you need to know

EPB and works

The EPB certificate must be drawn up by an approved assessor before the property goes on sale, its indicators must appear in the listing, and it is valid for ten years (SPW Énergie). The electrical inspection, the municipal planning information and the extract from the soil condition database complete the basic file. For old village houses, common in the villages, the oil tank inspection and the post-intervention file are often added to the list. On energy, a useful clarification: no renovation obligation applies to the seller of an existing home in Wallonia. The label timetable announced by the Walloon Region targets the buyer, from 2028. What weighs today is the buyer's costing of the works, and the discount they derive from it.

The YOUHOME approach in Sprimont

In Sprimont, the first mistake would be to treat the municipality as a single market: the centre, Louveigné, Dolembreux and Rouvreux do not compare. We therefore select genuinely comparable sales, in the right village and for the right type of property, then come on site to measure the plot, the orientation and the actual condition. The price we retain is the one that can be defended in front of a buyer who has viewed elsewhere in the municipality. Marketing follows the same logic: your property is presented to the profile looking for it, rather than shown to everyone in the hope that someone stops.

Le Cercle in Sprimont

Le Cercle YOUHOME brings together buyers qualified one by one, with a verified budget and a precise search area. Sprimont and its villages regularly feature in their criteria, notably for houses with land and properties in local stone. Your property can be presented to them as a preview, before the property portals. It is the most direct way to find out whether your price holds, even before the property is public.

Frequently asked questions about property in Sprimont

  • In 2025, the municipal median stands at €275,000 for 142 houses sold, and €317,500 for detached houses alone across 79 sales (Statbel, year 2025). That is practically the provincial level, which reaches €318,000 in the same segment. Note, however, that this median adds together villages with different price levels.

  • Yes, noticeably more than in the neighbouring rural municipalities. With 142 houses sold in 2025, Sprimont offers a market depth that makes comparables more reliable and timescales more predictable. That does not remove the need for precise positioning: the more supply there is, the more a poorly set price stands out.

  • No. The centre of Sprimont, Louveigné, Dolembreux, Gomzé-Andoumont and Rouvreux each have their own market, building type and buyers. A serious valuation starts from comparable sales in the right village, never from a municipal average applied everywhere.

  • The EPB certificate, valid for ten years and mandatory from the first advertisement, the electrical inspection, the municipality's planning information and the extract from the soil condition database. For an old village house, also plan for the oil tank inspection and the post-intervention file. We put everything together before the property goes on the market.
