Property in Tilff

Tilff is a village on the banks of the Ourthe, at the foot of the rocks, some fifteen kilometres from Liège. It has what few villages in the valley possess: a railway station, shops and a genuine local life. This is what makes it one of the most sought-after parts of the municipality of Esneux.

Why Tilff appeals

In Tilff, you live in the valley without depending entirely on the car. The station, on the line linking Liège to the south of the country, puts Liège-Guillemins some twenty minutes away, and the village keeps its shops, schools and waterside cafés. All around, the rocks, woods and paths of the Ourthe provide a setting you do not find so close to the city. It is a village of families and regulars, where many return after growing up elsewhere.

The property market in Tilff

The market

Tilff is a section of the municipality of Esneux, and Statbel publishes its prices by municipality: there is therefore no official median price for Tilff alone. The available benchmark is that of Esneux: a median of €273,000 for 151 houses sold in 2025, €305,000 for detached houses across 75 sales, and around €195,000 for flats across 46 sales (Statbel, year 2025, consulted on 09/08/2026). The provincial median in the same segment is €318,000: the Ourthe valley therefore sits just below it, while the neighbouring plateau, with Neupré and Nandrin, holds second and third place in the province. It is the counterpoint to that axis: slightly more accessible, but with the station and the river as well. These figures mix the valley floor and the hillsides: in Tilff, the difference between a house on the banks of the Ourthe and a villa on the heights cannot be read in any average.

Types of property in demand

Demand concentrates on family houses with gardens, within walking distance of the station and shops. Villas on the hillsides, with views over the valley or the rocks, make up the top of the local market. Renovated village houses find a younger audience, drawn by the proximity of the train. Flats exist, in limited numbers, and mainly interest households who want mobility without maintaining a garden.

Buyer profile

Buyers in Tilff are first and foremost families and working people who work in Liège and want to be able to get there by train. They are joined by lovers of nature and outdoor activities, kayaking, hiking and cycling, for whom the valley is an argument in its own right. A significant share of buyers already have a connection with the village, which makes it a market where a property's reputation travels fast. They pay attention to two things: the actual distance to the station, and the position in relation to the water.

What drives value

Walking distance to the station is a measurable criterion in Tilff, directly reflected in price. A view of the Ourthe or the cliffs is a second one, as is orientation, in a valley where some plots lose the sun early. The position with regard to the flood risk mapped by the Walloon Region weighs heavily and must be established at the valuation stage. Finally, the condition of the building and its energy performance separate two otherwise similar village houses.

Selling in Tilff: what you need to know

EPB and works

The EPB certificate must exist before the property goes on sale, its indicators appear in the listing and it is valid for ten years (SPW Énergie). Added to this are the electrical inspection, the planning information issued by the municipality of Esneux and the extract from the soil condition database. In the valley, two further checks are needed: the flood risk and, for old riverside properties, the condition of the masonry with regard to damp. On energy, accuracy matters: no renovation obligation applies to the seller of an existing home in Wallonia, and the label timetable announced by the Walloon Region targets the buyer from 2028. What already plays a role now is the amount the buyer deducts from their offer for lack of costed information.

The YOUHOME approach in Tilff

In Tilff, we value street by street rather than on a municipal average, because the valley and the hillsides do not form the same market. We look for genuinely comparable sales, with equivalent location and orientation, then come on site to check what cannot be seen on a map: the light, the noise, the actual distance to the station, the state of the surroundings. The resulting price is defensible in front of a buyer from the area, and it is the one we hold. Your house is then prepared, properly photographed and presented to the buyers looking for precisely this village.

Le Cercle in Tilff

Le Cercle YOUHOME brings together buyers qualified one by one, several of whom follow the Ourthe valley and are waiting for a house in Tilff, sometimes for a long time. Your property can be presented to them as a preview, before the property portals, with no sign and no listing. In a village where news travels fast, this is often the most comfortable solution for an owner. You gauge the market's real interest before making your project public.

Frequently asked questions about property in Tilff

  • There is no official median for Tilff, which is a section of Esneux: Statbel publishes by municipality. The available benchmark is that of Esneux, a median of €273,000 for 151 houses sold in 2025 and €305,000 for detached houses across 75 sales (Statbel, year 2025). In Tilff, the gap between the banks of the Ourthe and the hillsides is significant: only a valuation based on real comparables can settle it.

  • Yes, and measurably so. Line 43 reaches Liège-Guillemins in some twenty minutes, which is a purchase criterion in its own right for some buyers. The actual walking distance matters more than the distance as the crow flies, and we measure it during the valuation.

  • Part of the valley is affected, depending on the area. A property's precise situation is checked on the Walloon Region's flood risk map and supplemented by the planning information from the municipality of Esneux. It is better to have these documents before the first viewing than during the negotiation.

  • Not necessarily. No energy renovation obligation falls on the seller of an existing home in Wallonia; only the EPB certificate is mandatory. The right decision is an economic one: some works are recouped on sale, others are not. We cost both options before committing to anything.
