Property in Tinlot

Tinlot is a small municipality in the Liège Condroz, between Nandrin, Clavier and Marchin, at the heart of the plateau. It is also the address of our office. We experience the market from the inside, which does not stop us from starting with some bad statistical news.

Why Tinlot appeals

Tinlot is the Condroz without compromise: villages of a few hundred inhabitants, open countryside, buildings in local stone, and almost no recent construction breaking the scale. The N63 runs nearby, linking Liège to Marche; Huy is a quarter of an hour away, Nandrin five minutes. People come here for the space, the quiet and the light of the plateau, and in exchange they accept driving to the shops. It is a choice, and those who make it stay for a long time.

The property market in Tinlot

The market

Let us start with what is missing: there is no official median price for Tinlot. Statbel does not publish one, because the municipality has too few transactions for the figure to be statistically valid: 13 houses sold in 2025, 12 of them detached (Statbel, year 2025, consulted on 09/08/2026). No agency can therefore quote you a price per square metre in Tinlot without having invented it. What can be done, however, is to read the plateau around it: Nandrin, five minutes away, ranks third in the Province of Liège for detached houses with a median of €415,000, Clavier stands at €285,000 for all houses and Marchin at €352,500 for detached houses. Tinlot's Condroz is therefore not a cheap market. But here, more than anywhere, the value of a property is built one by one, on comparable sales in the neighbouring municipalities, never on a local average that does not exist.

Types of property in demand

Demand centres on detached houses with land, Condroz farmhouses and smaller farmhouses in local stone, and properties with outbuildings. Buyers look for ground space, a genuinely usable garden and often a barn or a workshop. Properties with open views over the plateau are the most sought after. Terraced housing and flats are practically absent, as the structure of the few recorded sales confirms.

Buyer profile

Buyers in Tinlot are families and couples who have chosen the Condroz knowingly, often after searching for several months in Nandrin, Clavier or Modave. They are joined by lovers of old buildings ready to take on a renovation, and buyers nearing the end of their working lives who come for the quiet. These are well-considered, financed plans, driven by people who already know the plateau and its prices. They do not rush, and they immediately spot a poorly positioned property.

What drives value

The plot dominates: size, orientation, privacy and actual use. An open view over the Condroz countryside clearly commands a premium. Usable outbuildings, whether a barn, workshop or garage, add concrete value for these buyers. In old stone buildings, the quality of the renovation and the condition of the masonry, roof and window frames make the difference between two properties of equivalent size. Finally, the proximity of Nandrin and its services counts for more than you might think in a municipality with no shops of any size.

Selling in Tinlot: what you need to know

EPB and works

The EPB certificate must be drawn up by an approved assessor before the property goes on sale, its indicators must appear in the listing and it remains valid for ten years (SPW Énergie). Added to this are the electrical inspection, the planning information issued by the municipality of Tinlot and the extract from the soil condition database. For farmhouses and village houses heated with oil, very common here, plan for the tank inspection and the post-intervention file for completed works. A clarification that comes up in almost all our meetings: the EPB certificate is mandatory, energy renovation is not. No works obligation falls on the seller of an existing home in Wallonia, and the label timetable announced by the Walloon Region targets the buyer from 2028.

The YOUHOME approach in Tinlot

In Tinlot, the absence of municipal statistics does not hold us back: it is exactly the situation our method was built for. We seek out the genuinely comparable sales on the plateau, in Nandrin, Clavier, Modave, Marchin and Villers-le-Temple, and we show you both the ones we retain and the ones we set aside, with the reason for each choice. We then come on site, because with a stone farmhouse, the condition of the masonry, the roof timbers, the light and the possible use of the outbuildings are worth more than a floor area. Our office is in the municipality, which simply means that we know the streets we are talking about.

Le Cercle in Tinlot

Le Cercle YOUHOME brings together buyers qualified one by one, whose budget, area and timeline we know, and the Liège Condroz is one of the areas this circle follows most closely. In a municipality where around ten houses are sold each year, this head start is decisive: your property is presented to these buyers before the property portals, with no sign and no listing. You gauge the market's real interest before your project becomes the talk of the village.

Frequently asked questions about property in Tinlot

  • There is no official figure: Statbel publishes no median for Tinlot, for lack of a sufficient number of transactions, 13 houses sold in 2025 (Statbel, year 2025). Any agency that quotes you a price per square metre in Tinlot has therefore invented it. Value here is built on comparable sales in the neighbouring municipalities of the plateau, Nandrin, Clavier, Modave and Marchin.

  • No. Nandrin, five minutes away, ranks third in the Province of Liège for detached houses, with a median of €415,000 in 2025, and Marchin reaches €352,500 in the same segment (Statbel, year 2025). The Condroz plateau trades well above the image usually associated with rural areas.

  • Around ten, almost all of them detached houses. It is an extremely narrow market, which has two consequences: a correctly positioned property meets demand that is already waiting, and an overpriced property stays visible for a very long time, with no other properties to draw attention away.

  • Because in a market without statistics, what replaces the data is knowledge of the actual sales on the plateau and of the buyers looking for them. Our office is in the municipality and our area of work is the Condroz: we value on comparables we have followed, and we present your property to buyers already identified before any public listing.
