Selling your house discreetly: can you avoid a public listing?

Selling without a public listing can limit your home's exposure. Define the permitted channels, the information shared and when to review that choice.

Selling your house without a public listing can be considered in an ordinary voluntary sale. Define the permitted channels, the information shared and the conditions for any wider exposure with the professional. Limited exposure offers no guarantee of absolute confidentiality, price or timing. For a particular situation, ask your notary to check the framework.

No sign, a preview or no listing: what is the difference?

Without a sign, the house is less visible from the street, but it may still appear on a property portal or social media. Article 58 of the IPI code of professional conduct requires the client's agreement before a sign is placed on the property.

A preview presents the house to certain prospective buyers before wider exposure. It is not a promise of secrecy: a publicly accessible page remains visible. Selling without a public listing, by contrast, requires clarification of whether portals, the agency's website, social media and presentations to partners are excluded.

How do you decide who may receive what?

Start with what you want to protect: the timing of your departure, photographs of your interior or the precise location. For a character home in the Province of Liège, a recognisable façade may be enough to identify the property.

Agree in writing with the agency:

  • which channels are permitted and excluded;
  • which images and information are shared at first contact;
  • when the address, plans and file are provided;
  • which partners, if any, may present the house;
  • the conditions for review and your agreement before any wider exposure.

The FPS Economy explains that an intermediation agreement with a consumer must clearly describe the assignment and advertising channels. It also requires precise agreements on the necessary certificates, how they are obtained and their cost. Avoiding a listing does not therefore remove preparation costs: clarify the services included and any separate expenses before committing.

Which prospective buyers will actually discover the house?

Our method is to match current searches against your house's characteristics: location, intended budget, spaces and timing. A contact database alone does not demonstrate a match. A declared budget does not guarantee financing either.

Limiting exposure may exclude a suitable buyer the agency does not yet know. To address this limitation, plan a review from the outset. If you later authorise new channels, clarify their reach and any costs before use. Discretion is a choice about exposure, not evidence of a better price.

Must you prepare the file even without advertising?

Yes. For a home subject to certification in French-speaking Wallonia, the EPB certificate (energy performance certificate) must be available before it is offered for sale. The Service public de Wallonie explains this obligation and the conditional exception for a purchase with a view to demolition. The absence of a public listing is not, by itself, an exception.

Do not assume that a closed group allows all mandatory advertising information to be omitted either. Have the intended medium and mandatory information examined before distribution.

Articles 15 and 16 of the code of professional conduct combine a duty of discretion with a prohibition on providing incorrect information. Article 23 provides for obtaining the necessary documents and making appropriate checks within the agent's capabilities. Confidentiality therefore does not justify a misleading presentation or a neglected file.

When should you review a discreet sale?

Choose a review meeting suited to your project rather than a marketing period presented as universal. Examine the people actually contacted, viewings, objections and any offers.

Few viewings do not automatically prove that the price is wrong. First check the reach of the contacts, whether searches are current and any timing constraints. You can then maintain the approach, adapt the presentation or authorise wider visibility.

Our method for preparing a sale places this choice within your overall project.

What are the answers to common questions?

Does no sign mean no listing?

No. A sign, property portals and social media are separate channels. The agreement must specify which are permitted.

Does a discreet sale guarantee that neighbours will know nothing?

No. Someone may recognise the house or pass on information. Define the recipients and information shared without promising absolute secrecy.

Can exposure be widened if contacts lead nowhere?

Provide for this possibility in writing, with the conditions for your agreement, the new channels and any costs. Widening exposure must not be automatic.
