Selling

Renovate or sell as is: how to decide?

Should you invest in works before selling, or sell the property as it stands? The answer depends on the type of works, the local market and the profile of the buyers you are targeting.

A question with no universal answer

Renovate before selling or sell as is: it is one of the questions owners ask most often. And the honest answer is that it depends. On the property, the market, the budget available, the desired timescale and the profile of potential buyers.

What is certain is that not all works are equal. Some genuinely add value to a property and make it possible to defend a higher price. Others do not pay for themselves, and may even complicate the sale by creating expectations that the rest of the property does not live up to.

Works that add value

As a general rule, works that improve the energy performance, safety or visible overall condition of the property have a positive effect on the price and on the time it takes to sell.

  • The roof: a renewed roof reassures buyers and removes a major point of negotiation. It is often an investment that is justified.
  • The heating: replacing an ageing boiler with a recent system improves the EPB rating and reduces objections.
  • The window frames: switching to double glazing improves comfort, the EPB rating and appearance. The effect on the price can be significant.
  • The bathroom: a fully renovated bathroom can make the difference in the family segment, where buyers are often particularly attentive to this room.

Works that do not pay for themselves

Conversely, some works are expensive without generating a proportionate return:

  • A high-end kitchen in an entry-level property: the buyer will not pay for the kitchen if the rest of the property does not match it.
  • Highly personalised finishes: what appeals to the seller does not necessarily appeal to the buyer.
  • Partial works that create a contrast: one renovated room in an otherwise dated property can raise more questions than confidence.

Selling as is: when it is the right option

Selling as is is often the best option when:

  • The property needs major works and the seller does not have the budget to finance them.
  • The local market is active and buyers are looking for properties to renovate to their own taste.
  • The timescale for the sale is short and the works would take too long.
  • The property is in an area where demand is strong whatever its condition.

In that case, the price must honestly reflect the condition of the property. A property sold as is at a consistent price finds a buyer. A property sold as is at the price of a renovated property stays on the market.

The valuation as a starting point

Before deciding anything, a professional valuation is essential. It establishes the current value of the property, assesses the potential effect of certain works on the price, and helps define a suitable marketing strategy.

YOUHOME supports owners in thinking this through. The aim is not to sell quickly at any cost, but to sell at the right price, with the right strategy, under the best conditions for the seller.
