Selling on your own is possible, and perfectly legal
Nothing obliges an owner to use an agency to sell their property in Belgium. Some do it themselves, and do it well. The real question is therefore not choosing between an agency or no agency, but knowing what will allow you to get the right price, from the right buyer, with peace of mind.
Here are the two options, plainly put.
Selling on your own, privately
The advantages are real:
- No agency fees to pay.
- You stay in control of every step: price, listing, viewings, negotiation.
- This approach can suit a straightforward property, with a seller who is available and comfortable negotiating.
The limits are just as real. Valuing accurately, preparing the property, photographing it, writing the listing, screening enquiries, organising viewings, negotiating and securing the documents through to the deed: everything rests on you, in a market where emotion and price move quickly. A valuation error at the outset, in either direction, costs you right through to the end of the sale.
Selling with an agency
Serious support brings three things:
- A reasoned valuation and a price defended by the market, not by emotion.
- Preparation and presentation worthy of the property, with targeting of suitable buyers.
- Negotiation conducted on your behalf and a file secured through to the sales agreement (compromis) and the deed.
The stakes are simple: the price gained and the peace of mind provided must outweigh the cost of the fees. That is the point on which support should be judged, and it is the whole purpose of a serious sales method.
The special case of character properties
For a character home, a villa or an exceptional property, the difference comes down to three points: presentation worthy of the property, access to the right buyers, sometimes as a preview through Le Cercle YOUHOME, and negotiation that defends your price without underselling it.
Our conviction: we do not sell your house quickly at any price, we sell it at the right price, in keeping with what it represents.
Before you decide: know what your property is worth
Whichever option you are considering, everything starts with a sound valuation. A detailed valuation report lets you understand your property's value, its positioning and the possible strategy, then decide with full knowledge of the facts, with no commitment.
